For Sale By Plus is rebuilding residential real estate around a single idea: a seller should pay only for the services they actually use, and a broker should be paid for the work they actually do. This is the plan.

Thesis

The traditional 5–6% commission model is the largest unexamined fee in American consumer finance. On a median U.S. home, it transfers roughly $24,000 of seller equity to two agents for a bundle of services that the seller cannot opt out of, cannot itemize, and increasingly does not need.

The 2024 NAR settlement broke the buyer-side coupling. The next wave will break the seller-side bundle. For Sale By Plus is building the operating system for that transition: a licensed, technology-led transactional broker and marketplace where every service — MLS, photography, pricing, contracts, negotiation, closing — is a discrete, priced, on-demand line item.

We capture revenue through a flat fee per transaction for managing the listing, plus per-service fees from sellers who choose à la carte offerings. Independent brokers and realtors who fulfill work keep what they earn — we do not take a percentage. We also offer enterprise contracts with investors, iBuyers, and institutional owners who need a programmatic listing rail.

The model

We are a licensed transactional broker and marketplace in every state we operate. That matters: we own the transaction, we own the data, we own the standard of care. On top of that license, we run three connected products:

  • Seller storefront — à la carte services + bundles, scoped per property.
  • Broker console — RFPs, proposals, saved searches, fulfillment workflow.
  • Admin / operations — catalog, pricing, upsells, orders, payouts.
